The Traverse City area was recently recognized by The Wall Street Journal as one of its “10 Best Places to Go in 2025.”

Writer Andrew Nelson hailed the region for its vibrant restaurant scene, surprisingly cosmopolitan feel, and abundant natural beauty—particularly Sleeping Bear Dunes National Lakeshore.

Traverse City was one of only three places in the United States included in this year’s top-ten list—joining Maui, Hawaii and Macon, Georgia. Other must-see destinations included Amsterdam; Morocco; Malta; Niseko, Japan; Madhya Pradesh, India; South Caicos – Turks and Caicos; and the Magdalena River in Columbia.

The Wall Street Journal is the latest media outlet to recognize Traverse City as an emerging global travel destination. The area was selected as one of CNN’s best places to visit in 2024; featured in The New York Times’ “36 Hours” series in May 2024; and lauded as an ideal spot for fall color touring by Travel + Leisure in September.

Arts Camp and Arts Academy students and their families enjoy rich opportunities to explore northern Michigan beyond Interlochen’s campus. Trips to Sleeping Bear Dunes have been part of the Camp experience for more than 70 years, and Academy students regularly travel to Traverse City and the surrounding area for field trips, outdoor adventures, shopping, entertainment, and more.

The Top Five Questions I’m Asked By Sellers

As a realtor serving Traverse County and Northern Michigan, I have seen certain questions come up time and time again from my clients. Whether you’re wondering which neighborhoods are the best, what the market is doing, or how to handle the home-buying process, these questions reflect the things that matter most to buyers and sellers in our region.

In this article, I will cover the top 5 questions I’m most frequently asked and provide clear answers with practical suggestions to enable you to make informed decisions in today’s real estate market.

Question 1: Is Now a Good Time to Sell My Home in Northern Michigan?

This is undoubtedly the most frequently asked question, and as someone who lives, works, and breathes Michigan real estate, I’m here to give you the inside scoop.

Understanding the Local Market

From Lake Michigan waterfront homes to charming neighborhoods in Traverse City, buyers are drawn to Northern Michigan for its lifestyle. This area isn’t just beautiful, it’s in demand. Whether it’s retirees looking for a peaceful haven or remote workers craving an inspiring backdrop, this region is on a lot of wish lists.

What Makes Now a Good Time?

  1. High Demand for Homes
Inventory in Northern Michigan is still relatively low, and demand remains steady. This creates a favorable environment for sellers, as buyers often face limited choices. In Traverse City specifically, we’ve seen a strong demand for properties across price ranges. If your home is priced well and presented correctly, it won’t stay on the market for long.
  2. Rising Home Values
Property values in Northern Michigan have been on the rise over the past few years. For sellers, this means you’re likely to get a great return on your investment. Even as the market begins to stabilize, prices here reflect the unique desirability of our region.
  3. Seasonal Selling Advantage
Timing can play a big role in selling a home. In Northern Michigan, spring and summer are traditionally the hottest times for the market—literally and figuratively. Buyers are actively looking to settle in before the colder months. With spring just around the corner, now’s the perfect time to prepare your home for sale to capitalize on that buyer enthusiasm.

What About the Economy and Mortgage Rates?

While rising interest rates can make some buyers more cautious, Michigan continues to attract serious buyers. People moving here are often motivated by lifestyle changes, like finding a family-friendly environment or downsizing to enjoy retirement. That motivation helps keep our market moving.

If rates are holding back certain buyers, others are stepping up, especially cash buyers or those who understand the long-term value of investing in Northern Michigan real estate.

Deciding to sell your home is a big decision, and it’s one you don’t have to make alone. If you’ve been wondering whether now is the time to sell, let’s talk. I’d love to share what I’m seeing in the Traverse City and Northern Michigan market and help you develop a strategy to make the most of your sale.

Remember, there’s no better time than today to start planning for tomorrow. Let’s get your home ready for its next owner!

Question 2: How Much Is My House Worth?

Determining the value of your home in Traverse City or Northern Michigan involves looking at several key factors that shape what buyers are willing to pay. Here’s a closer look at what goes into answering this question and what it means for you.

Location and Neighborhood

Real estate value starts with location. Homes in Traverse City near the waterfront or popular attractions like the downtown area typically carry higher price tags. Meanwhile, properties further from the city in rural parts of Northern Michigan may attract buyers looking for privacy, larger lots, or outdoor recreational opportunities. Each neighborhood tells a story, and the right buyer will pay a premium to be part of the one that aligns with their goals.

Your Home’s Condition and Appeal

How your home looks, feels, and functions impacts its value significantly. A well-maintained home that shows pride of ownership will typically fetch higher offers. Have you upgraded your kitchen, replaced old windows, or installed a new roof? Buyers notice those details. Even small touches, like a fresh coat of paint or updated light fixtures, can influence a home’s perceived value.

Curb appeal also matters. A home that feels welcoming from the street can make the difference between a potential buyer scheduling a showing or moving on to the next listing.

Square Footage and Features

The size and layout of your home also come into play. Open floor plans, large kitchens, and extra bedrooms are all features buyers prioritize. In Northern Michigan, features like heated garages, fireplaces, or energy-efficient upgrades carry weight, especially as the seasons change.

Additionally, any unique or luxurious features—like lake views, a private dock, or a modern outdoor entertaining area—can add substantial value in our local market.

Comparable Sales in Your Area

One of the most reliable indicators of your home’s worth is recent sales of similar homes in your neighborhood. Known as “comps,” these properties provide insight into what buyers are willing to pay for homes like yours. However, comps aren’t always cut-and-dried. A home just a mile away from yours may share the same square footage but lack the updates or the charm of your location, so it’s important to have a local expert analyze the data.

How Market Trends Impact Value

Real estate values can also fluctuate based on broader market conditions. Are homes in your area selling quickly? Are buyers competing with multiple offers? Northern Michigan remains a desirable location for its beauty and lifestyle, keeping the market active even when other regions slow down. But understanding the specifics of your local market is essential to pricing your home accurately.

The Limitations of Online Tools

While platforms like Zillow or Redfin offer quick home value estimates, they often fail to capture the nuances of Traverse City and Northern Michigan real estate. A Zestimate might not know your home has custom woodwork, energy-efficient upgrades, or unparalleled views of Grand Traverse Bay. To get a true sense of your home’s worth, a personalized analysis from someone who knows the local market is essential.

Question 3: What Are Some Things I Need to Do to Get My House Ready for Sale?

Getting your home ready to sell is a very important part of the process that is often overlooked. The best part is that with a few key upgrades and preparations, you can increase its appeal and maximize its sale price. Here's what you can do:

1. Curb Appeal is Big

Lets start with the outside, because you know what they say "you never get a second chance to make a first impression". You don’t need to do anything wild, but making sure the lawn is mowed, bushes are trimmed and maybe adding a couple flowers can go a long way. In the winter, keep the driveway cleared from snow and ice because nobody is going to stop and check out a house if they feel like they might slip and fall. If the front door is looking a little tired, a fresh coat of paint does wonders. Trust me, it’ll make a difference.

2. Declutter and Pack Some Things Up

Next up, we got to declutter and take some of the personal stuff down. Buyers imagine themselves living there so when they see family photos and too much stuff all over the place, it makes it harder for them to picture the house as "their" home. So go ahead and pack away your personal stuff like photos and knick-knacks and clear the counters in the kitchen and bathroom. It’ll feel a lot more open and spacious. Less is more right?

3. Clean the Place Well

People notice clean homes, its like magic. If your house is clean, then buyers will get the feeling that it’s well-maintained. And you don’t need to go overboard, but taking the time to deep clean is worth it. Wipe down baseboards, wash the windows, give the floors a good scrub, and don’t forget inside your cabinets and closets! Just make sure everything sparkles a little more than usual, that’s what’ll impress people when they walk in the door.

4. Fix Little Things Here and There

Take a walk around your house and look at the little things that need fixing. Maybe there’s a leaking faucet, a loose cabinet handle, or a door that doesn’t close quite right. Now is the time to fix all those little annoying things because if a buyer sees them, it can give them the wrong impression and they might think there are other bigger issues. Fix them now and you won’t have to worry about it later.

5. Stage Your Home to Show Its Best Side

Staging is all about showing your home in the best way possible, with no big redecorating necessary. Just move furniture around so that the rooms don’t look too cramped and they feel as open and welcoming as possible. Don’t be afraid to remove things that make a room feel too full or out of place. If you’re not sure where to start, I can help. Or, you could bring in a professional stager who knows exactly what buyers are looking for.

6. Lighten It Up

If there’s one thing that always makes a room look bigger and better, it’s light. If you got a lot of natural light that’s awesome, keep those blinds and curtains open during showings to let the sun in. And if the room’s a little dark, add a lamp or two to brighten things up. A bright and airy home always leaves a good impression.

7. Make Sure the Photos Look Amazing

When all is said and done, we can’t forget the photos. Most buyers look at your home online first, so good photos are essential. Bad photos can hurt your chances, good ones can bring in more people. Trust me, it’s worth it to get some professional pictures done.

Question 4: Would It Be Wise for Me to Have a Home Inspection Done Before Listing or Buying My House?

This is a great question I get asked all the time by sellers here in Traverse City and Northern Michigan. The short answer? Yes, having a home inspection before you list your property can absolutely be worth it but it depends on your situation.

Here’s why you might consider getting ahead of the game with a pre-listing inspection:

Preparation makes a huge difference—pre-listing inspections offer transparency for everyone entering the transaction.

Market Advantage

Northern Michigan's neutral market gives buyers and sellers strong opportunities around Grand Traverse Bay properties. Downstate and out-of-state buyers continue moving to the area, eager to find their perfect waterfront home but needing expert guidance on coastal elements they've never encountered.

Pre-listing inspections reveal critical details about lake-effect impacts, shoreline stability, and seasonal maintenance patterns. Sellers who understand these unique property features attract stronger offers, while buyers avoid unwanted surprises after moving in.

Financial Benefits

Getting a pre-listing inspection enables sellers to understand exactly what they're selling and set the right price from the start. Sellers can also decide which repairs matter, giving them the best chance of receiving better offers.

For buyers, a pre-inspected home report helps verify the asking price matches the home's condition. Buyers can also feel more confident in their offers, knowing major systems and structural elements have already been professionally evaluated.

Northern Michigan Specific Considerations

Buying or selling a home in Northern Michigan comes with unique challenges that set it apart. Understanding how distinct seasons and bay-influenced weather patterns affect home inspections can help everyone plan effectively.

Regional Factors

Northern Michigan's dramatic seasonal changes and coastal conditions demand special attention during home inspections. Inspectors pay particular attention to:

  • Shoreline erosion impact on waterfront properties
  • Foundation stability in areas with high water tables
  • Roof integrity for handling heavy lake-effect snow
  • Drainage systems and grading for spring thaw management
  • Moisture control systems near Grand Traverse Bay
  • Insulation and weatherproofing against bay winds
  • Well and septic systems common in surrounding areas

Market Timing

Fall and winter inspections offer unique advantages. Cold weather reveals valuable information about heating system efficiency, air leaks, and overall comfort level - details that might go unnoticed during warmer months.

Since spring (March to May) typically marks the prime real estate season, scheduling an inspection during fall or winter creates an ideal timeline. It gives sellers ample time to address any issues before listing their home during the peak market months when buyer activity surges.

Question 5: How Long Will It Take to Sell My House?

The million-dollar question! As much as I wish I had a magic formula that could give you the exact answer, the truth is it can vary. That being said, there are a few factors to keep in mind that can help us figure out a realistic timeline for selling your house here in Traverse City and Northern Michigan.

Market Conditions Matter

Let’s start with the big one: the market. If it’s a hot seller’s market, you’ll probably see your home sell much faster. Right now, in Northern Michigan, homes can be in high demand, especially if you’re listing a property that offers great views of the water or is located in a highly sought-after neighborhood. However, if it's a buyer's market, you may have to be more patient. Understanding the market conditions is key to setting expectations and pricing the home appropriately.

Location, Location, Location

Location plays a massive role in how quickly your house sells. If you’re located near popular spots in Traverse City whether it’s near downtown, close to the lake, or in a good school district, the home could attract more attention and sell faster. If your house is in a more rural or less popular area, it might take a little longer to find the right buyer.

Price It Right

Pricing can make or break how quickly we get an offer. If we price your house too high right out of the gate, you could scare away buyers, leading to a longer time on the market. But if we price it right for the current market, chances are it’ll generate more interest and we can see an offer within just a few weeks. Sometimes the perfect price can lead to multiple offers, and you could get the house sold faster than expected

Condition of the Home

Homes that are move-in ready and have curb appeal are more likely to sell quicker. Buyers are looking for homes that need little to no work. So if you’ve done some updating, staging, and general maintenance, we’re definitely putting your house in a position to sell faster. If there’s a lot of repairs needed, you may have to factor in a longer sales time and also consider pricing adjustments. But don’t worry; I can guide you through all these steps to make sure your home shines when it hits the market.

The Right Marketing Effort

How your home is marketed also plays a key role. A listing with professional photos, a solid online presence, and strategic advertising to local buyers makes a big difference. Here at Northern Michigan Real Estate, we ensure your home gets the visibility it deserves. In some cases, depending on marketing exposure, homes can get offers within a few days; other times, it takes a little longer. But one thing’s for sure: the better the marketing, the faster you can sell.

Final Thoughts

By addressing these top 5 questions, my goal is to provide clarity and help you feel confident every step of the way, whether you’re buying your first home, selling a cherished property, or looking for your next investment. Remember, having a knowledgeable and trusted realtor by your side can make all the difference. If you have more questions or need personalized guidance, don’t hesitate to reach out. Traverse City, Michigan: The Hidden Gem of the Midwest

Moving should be a time for excitement and anticipation. But most people are often too overwhelmed thinking about the unknowns of their next destination to enjoy the journey of getting there. Whether you are in the early stages of looking for where to move or ironing out the final details of your moving plan, knowing where you may end up is important.

As a local realtor, I’ve had the privilege of helping countless families and individuals find their perfect home here, and I can tell you firsthand that there is truly something special about Traverse City. If you're considering a fresh start in a place that offers both peace and possibility, you have come to the right place. Let me show you why Traverse City might just be the perfect fit for you.

A Quick Glance at Traverse City

Traverse City, Michigan, is a unique destination that offers small-town charm with bustling city life. The town is sometimes referred to as “the Cherry Capitol”, after its booming cherry and fruit-growing industry. Traverse City has been named one of the most underrated cities in the US. This is in partly due to its wineries, cherry orchards, and natural recreational activities. The town is known for its year-round events, such as its Cherry Festival and Traverse City Film Festival.

With a modest 15,000 residents, Traverse City has a unique rural community feel with numerous developing industries and amenities. While it certainly would not be hard to speak ad nauseum about the numerous tours, shops, and festivals that Traverse City has to offer, it would be a crime to not mention its landscape that offers activities such as golfing, biking, fishing, beach visits, and more. Traverse City has four true seasons, meaning every few months the town takes on a whole new glorious appearance, as well as offering numerous seasonal activities.

Another important thing about the town is that it is only 4 hours away from major metropolitan areas such as Detroit. Its positioning in the state makes it a truly unique place: one that offers a personalized oasis of peace that is also within easy commute to other major cities and airports. Seems too good to be true? Let’s get to the nitty-gritty of living in Traverse City.

Living Cost

Now, while it is nice to daydream about the numerous treasures a city could hold, you also likely want to know what it actually costs to live there. For some, the statistics around the cost of living, job market, safety, and more can make or break a city.

The median home price in Traverse City in comparison to other Michigan cities of similar size is well within the same price. With full honesty, other cities such as Detroit or Lansing are in similar areas with significantly reduced housing prices. Unfortunately, most of these areas are plagued with other issues such as reduced safety, reduced amenities, poverty, struggling infrastructure, and more.

As a smaller town, Traverse City has much fewer of these issues, while still offering a modest price tag to home buyers. Ultimately, this makes Traverse City a true diamond in the rough of many Northern Michigan cities.

Suppose you aren’t interested in buying…luckily, the average rent is also comparable to similar cities, sitting right around $1151 a month. According to Apartments.com, the average rent in Michigan is $1106, meaning Traverse City is right near the average. Nonetheless, Michigan is listed as the state with the 15th lowest rent prices in the U.S. All in all, it is hard to go wrong when picking between rent prices in cities around Northern Michigan, Traverse City included.

Having a home is great and all, but most people also need to figure out transportation to work, appointments, and other important outings. The average drive to work only takes only 20-25 minutes. Furthermore, having most of the important businesses and recreational spot in the heart of the city, it is easy to walk, bike, or even ride buses around town.

New Airport Developments

Another important feature of the city is the Cherry Capital Airport. The airport allows direct flights to and from major cities such as New York, Atlanta, Chicago, Denver, Dallas, and Fort Worth. It creates a close spot of connection from Traverse City to the rest of the country. It also reduces travel needs and allows the residents of Traverse City to enjoy small-town comfort with an easy connection to major metropolitan cities.

Although the airport now receives a reported 700,000 visitors a year, it has a long and humble history dating back to the early 1900s. Initially getting a start as a conglomeration with the Coast Guard Air Station, it ran for many years as an extremely limited and private venue.

In 2004, the airport experienced initial changes to improve, increase, and change the infrastructure to better support commercial travelers. Since 2013, the airport has seen repeated improvements to cater to the comfort and care of flyers. Interestingly, many flyers are most enthused by the recent opening of a Costco shopping center within walking distance of the airport.

The airport itself has a gorgeous interior that is lined with quaint amenities. Some traveler’s favorites include the numerous quiet resting areas, the Cherry County Cafe, and the Cherry County Gift Shop.

Job Market - Get in At the Ground Level

Whether you are moving to Traverse City in pursuit of work or for the pleasure of living in a small community, securing a job is likely at the top of your to-do list. Traverse City is uniquely situated in the job market. It is perfectly in a spot for career growth without the annoying hubbub of big-city competition.

The region's job market is diverse, primarily supporting the healthcare, tourism, and technology industries. To get a better idea of these main players in the Traverse City economy, let's take a deeper look at each:

Healthcare is likely one of the largest sectors active in Traverse City. Being home to Munsun Healthcare, the town holds the regions largest care center. This makes Traverse City and its surrounding neighbors a hot spot for healthcare workers, healthcare technicians, doctors, and the like. With the growing need for medical care, industries such as this are often resistant to negative economic change.

Technology has recently had a major influx in Traverse City. With the advent of increased remote working, many are taking advantage of Traverse City’s gorgeous scenery and tech industry to get the best of both worlds. Some who work remotely elsewhere even choose to move to Traverse City just to get a taste of the views and city life.

Tourism is an age-old facet of Traverse City’s history, culture, and economy. Some of the most popular tourist attractions include nature parks, tours, wineries, festivals, museums, and more. With year-round availability, Traverse City has many openings for those interested in hospitality and entertainment.

Aside from these big-hitter industries, Traverse City is also home to some unique and rewarding positions such as creative founders, manufacturers, laborers, and creative directors.

So, unless you are chained to a very niche position, it is likely that you can find work in Traverse City (or remotely outside of Traverse City). With a median household income that is stationary near the national average, you can truly have the best of both worlds living and working in Traverse City.

Safety

Realistically, cities come with their fair share of issues, regardless of their highlights. Safety is a common issue in many cities, especially as populations begin to rise. Taking information from multiple reputable crime resources, Traverse City is reportedly above average when it comes to safety, although it does have some flaws.

Generally speaking, Traverse City is cited to be in the 61st percentile of safe cities, meaning that 61% of U.S. cities are more dangerous. Concerning violent crime rates, Traverse City has around 2.4 violent crimes per 1,000 citizens a year. Compared to large cities like Detroit that have a rate of 5.98, or even comparable cities like Leland with 2.56, Traverse City is ahead of the pack in terms of safety.

Non-violent crimes are where Traverse City falls slightly short. On average, the town has slightly higher rates than surrounding cities, but only by a few crimes a year. Some sources cite that these statistics are likely because Traverse City is a tourist community, with lots of vulnerable businesses and incoming people. Nonetheless, in terms of safety, Traverse City is an excellent option for renters and homebuyers.

On the TravelLadies app, the city scores a 4.6/5 safety rating. The app claims that the city is safe for night travel, public transportation, and petty crimes. As a platform geared towards women, they also note that street harassment and other gender-based crimes are practically non-existent.

Numbers aside, it is often more reassuring to hear anecdotes and opinions from real people. On a chat board thread, one user shares her opinion of the safety of Traverse City. In her words. “I'm 43. I was born in TC and raised in the area. I have never lived anywhere else. I have always felt safe. Traverse City still has a bit of a small-town feel with big-city dreams. There's not only low crime, but also extremely low violent crime. You'll mostly find petty theft, breaking and entering, and similar occuring here and there in and out of the city limits and surrounding area.”

So, as with any city, there is bound to be some crime. With that said, Traverse City is unique in that the majority of crime is extremely minor and often geared solely around tourist areas and public attractions.

Schools

The public school system in Traverse City is another major reason why many people choose to move to the area. With a total of 29 public schools ranging from pre-K to high school, you will likely be near a school wherever you land in the city. The schools aren’t just plentiful;  they are also high in quality. The teacher ratio varies from source to source, although most claim that the average classroom has 19-21 students per teacher, an amazing ratio when compared to other districts or states. With 9 full-time counselors across the district, it is clear that schools emphasize the care and well-being of students.

Niche Best Schools List ranks Traverse City 84 out of 539 for best districts in Michigan. They also rank 38 out of 482 for best districts for athletes, and 130 out of 517 for districts with the best teachers in Michigan. With an average graduation rate of 87%, districts are well on par with the national average.

Taking students and families into account, Niche also reports that out of 139 reviews, the majority of them fall within the 4 and 5-star categories. Specifically, family and student review note how most Traverse City schools have been exceptional in college prep, early foundational learning, and even special education assistance.

While schools may not be a necessity for everyone interested in Traverse City, they are an incredibly important foundation for any city. The flourishing school district in Traverse City serves as a great representation of the city’s flourishing community.

Traverse City’s Unmatched Landscape

Traverse City boasts gorgeous snowy scenes in the winter and breathtaking green landscapes in the summer. While we have already discussed some of the hottest tourist attractions and recreational spots in Traverse City, let’s take a quick look at what each season has to offer in terms of fun:

Fall is quite a busy time in Traverse City. During this time of year, tourists are drawn in to the fall scenery. Fall marks the start of events such as beer tours, “fall color tours”, pumpkin patches, cider outings, fall hikes, and golfing.

Traverse City sees the winter as a time of adventure and fun. During the winter, Traverse City still has plenty of activities to offer. Some tourist favorites include skiing, snowboarding, snowshoeing, seasonal lighthouse visits, winter shopping, and of course…more beer and wine events.

Springtime offers the events of fall with a more private atmosphere. Although spring is a time of refreshment and regrowth, it is also a time when Traverse City sees slightly fewer tourists. This allows most residents to get in on the action with activities like hiking, fishing, and golfing.

Summertime is a popular tourist season to get some fun in the sun. During the summer, shops open, the sun shines, and beaches run amock with tourists and full-filled laughter. You can find all of your typical summer thrills here, in addition to unique adventures such as the Sleeping Bear Dunes, a site of natural sloping sand mounds right off of Lake Michigan.

Put simply, whatever time of year it is, it’s hard to not find something you like in Traverse City.

Traverse City Round-Up: Is It The Spot For You?

All of these facts and statistics are great and all, but they certainly don’t answer the question, “Is Traverse City the right spot for me?” To help conclude this in-depth dive into the hidden treasures of Traverse City, let’s do a quick round-up of the pros and cons.

Overall, Traverse City is a truly unique hidden gem in the Northwest region of Michigan. It has average to low costs of living, lots of tourism, a growing job market, and high-achieving schools. Likewise, many people say that the city is incredibly safe, often feeling like a small town with the aspirations of a big city.

If you are someone who loves the outdoors, loves a tight-knit community, and loves to have the ability to do fun activities at the drop of a hat, Traverse City is the perfect spot to call home. From the stunning natural beauty and vibrant community to the rich opportunities for work, play, and relaxation, this city offers something truly special.

Whether you're drawn by the sparkling waters of Lake Michigan, the charm of the downtown area, or the peaceful neighborhoods, there’s no doubt Traverse City has a way of capturing hearts.

The Top Five Questions I’m Asked By Buyers

Have you ever wanted to stay ahead of the game when it comes to buying or selling a property? Need to find a way to remove all the stress and enjoy the process? You are not alone! That’s why I’ve put together a quick little guide packed with insights you simply won’t find anywhere else.

Based on my years of experience here in Northern Michigan, I’m going to share the top five questions I’m asked by the buyers every single day. Take a look, save the link to the article, and get in touch when you’re ready to take the next step. Let’s dive right in!

Question#1 What is the first step in purchasing a home?

Let me start by saying, I’ve lost count of how many people ask me about where to when it comes to buying a house. If you look online, you’ll find endless methods and strategies that can make the whole process seem far too complicated. But at the end of the day, don’t you just want to focus on finding your dream home?

That’s right but the problem with focusing solely on dreams and aspirations is that it makes it all too easy to forget the numbers. While this side of things can feel daunting and stressful to some, the numbers are what make everything work. That’s why I always recommend making your first step toward a new home by getting pre-approved for a mortgage.

The process starts by checking your credit score and calculating how much you can afford to borrow using one of the many online calculators the lenders will present you with. Different lenders will have different deals — particularly if you are a first-time buyer — but don’t let this overwhelm you.

By taking your time, you will be able to find a lender who offers the right balance between an affordable interest rate and a competitive deposit. Remember, you don’t want to try and secure a lower interest rate if it means you have put down every dollar and cent you have as the down payment. Stepping back and seeing the bigger picture will allow you to keep things in perspective. After all, the last thing you want is to move into your new home and find that you have nothing left over for small repairs or redecorating.

I can already tell what you’re thinking right now, and no, you’re not getting ahead of yourself by considering mortgages. There are two main benefits of starting with the numbers and they will make the world of difference when you want to remove the stress from the buying process.

Firstly, knowing how much you can borrow will help you narrow your search down to only the properties you can afford to purchase, allowing you to manage your expectations.

Secondly, being pre-approved for a mortgage will make you look 10 times better when you submit an offer to the seller. They will know right away that you’re serious and aren’t just testing the water.

Now that I’ve told you all about the first step you need to take to buy your dream home, I need to bring you up to speed with the world of placing offers.

Question #2 What Are My Options for Placing Offers And What If My Offer Is Turned Down?

Not every buyer can secure their dream home on their first attempt, so it's important to set that expectation right from the beginning. It wouldn’t be right of me to promise a 100% acceptance rate because all that will do is get your hopes up and then set you up for potential disappointment. As a realtor who takes pride in my client’s success, I never adopt strategies like these just to try and drum up more business.

The best thing you can do is follow some tried and tested strategies that I have put into practice over the years. First up, you will want to put your offer in a clearly worded letter or email and make a few details crystal clear. Your name and current address need to be on there, as does your source of funds (that’s why I suggested you get pre-approved) and the size of your deposit. Secondly, and this is the part too many people overlook at their peril, you need to include details of when you would like to take the keys. You’re unlikely to be able to get the exact date that you specify, but being upfront, open, and fully transparent with the seller is always worth it.

Once your offer is down in writing and you are happy with the wording and details included, a realtor like me can do the rest for you. With a trusted and experienced professional handling the delivery of the offer letter to the buyer, you can relax knowing that every detail is covered. This allows you to focus on the exciting aspects of the home-buying process, like choosing new furniture and wall colors.

But wait! What if something unexpected happens? What if you find out your offer is turned down by the seller? Don’t fret. Very rarely does the first offer you make get approved by the seller.

When you make an offer below the listing price, the seller will likely try to negotiate to recover some of the difference. This back-and-forth can feel drawn out if you’re handling it on your own, and waiting too long for a response might leave you second-guessing your decision. That’s why I always recommend working with an experienced realtor. With years of experience in Northern Michigan, I understand the market, the people, and what’s a fair price for any property, giving you peace of mind throughout the process.

Before you reach out, you are probably curious about how I get paid as part of the process. Don’t worry, that’s the focus of the next question I’m going to answer. Just keep reading.

Question#3 How does my realtor get paid?

Like most realtors in the country, I get paid on a commission basis. This means I get a pre-agreed percentage of the total sale price. Because I know that buying a home is expensive enough, I don’t charge an upfront fee or any form of retainer. What I do is wait until the transaction has gone through and then invoice accordingly. The beauty of this approach is that you don’t have to save up so you can use my services — simply follow the home buying process to its conclusion and the money is always sorted out in the end.

If you want to know about the commission structure, I’m always happy to talk you through how it all works. After all, if you’re going to entrust me with one of the biggest decisions of your life, you will ever make, you need to know a little more about me. Commission doesn’t just go to me, I split it with the broker who arranges the financing — this is how they get paid as part of the deal. And if all of this sounds overly complicated, remember that I’m always there to advise you every step of the way.

Remember to always work with a realtor who charges no upfront fee, takes a low commission, and has many years of experience in the local area. Anyone can start as a realtor and offer a deal that sounds too good to be true, but it’s the experience that will speak volumes for the quality of service you can expect. If in doubt, feel free to connect with me and I will always get back to you in no time.

I can also break down typical timelines and key payment milestones based on the type of property you’re looking at. Whether you’re buying or selling, having this information is important when you want to sidestep as much of the stress as possible.

Question#4 What If I Sell My Home and I Still Haven’t Found A New One Yet?

Sometimes, the timing of selling and buying a house does not align with each other, and it’s exhausting to coordinate the move all at once. But will that leave you without a home? Or that real estate market isn’t worth the hassle? Absolutely not. I understand your concern, but just forget about it for a while. All you need is a decent backup plan so nothing goes awry or comes up unexpectedly. Let me show you a couple of options to make this easier for you.

If you have a family and friends you can move in with, great! Staying with them temporarily will allow you to sell your home quicker and easier while also saving you money as you look to finish buying your new home.

Just be sure to communicate openly about the expected timelines as it will ensure you’re not inadvertently asking too much of your loved ones. Since things can shift change in the world of real estate, make sure you always keep them up to date with all the latest developments.

Being upfront and keeping them in the loop can go a long way in maintaining goodwill. I can help explain the timelines and likely sources of delay at every stage if you want to make sure you’re always seeing the bigger picture.

Some people look for a short-term rental in the local area so that they still have a place to call their own while they are finalizing the final steps of the buying process. While this can sound like the simplest solution, it will also typically be the most costly. You may also find that your short-term rental is a lot smaller than the home you’re selling and the home you hope to move into soon. This means that you might have to pay for storage for your belongings. Between paying for a rental and a storage unit, the costs can add up fast, making this option pricier than you might expect.

If these options are too burdensome,  I often suggest my clients to negotiate a longer closing date on their property. If you have a good relationship with the buyer, you may well find that they are happy to wait a few more weeks to exchange contracts and get the keys in their hands.

As with everything in real estate, the key is to be open and honest at every step of the way. By making sure that your buyer knows what you have in mind, you can figure out your options sooner rather than later. This approach can give you more time to find your next home without the added expense of a temporary rental that doesn’t really feel like home.

We’ve covered the basics, so now it’s time I fielded the one question that I know is still on the tip of your tongue.

Question#5 Prices are going up and so are interest rates, should I wait to buy?

There will always be an article on Google that claims to know when is the perfect time to buy. Look a little closer at the results page and you will find ‘experts’ telling you that you would have to be mad to buy right now, while there will be just as many articles telling you that this is the perfect time to buy. I feel your pain — how do you know who to trust? — which is why I want to talk you through a simple approach that is completely independent and validated over years of my own experience. My approach is built on four simple questions that, once answered, will tell you whether or not it’s the right time for you to buy.

You first need to take a look at your budget to work out whether or not you can afford to pay the mortgage and comfortably cover your new household bills. For example, if you’re upgrading to a home that is nearly twice the size, it’s going to cost you a lot more to heat during the winter months.

Next up, does the property help you get closer to your dream home and the financial future you want to enjoy? You’d be surprised at how many people start the buying process on a whim or just have their heads turned by a beautiful listing. I want to help you adopt a much more strategic approach so that you can consistently take steps toward the lifestyle you have always wanted.

Next, how does your career look right now? If you’re in a long-term position and are working your way up the company, how stable do you think the whole industry is? And if you’re self-employed, do you see your current workload remaining steady for the foreseeable future? No one likes to think about being fired or struggling to find work, but you need to think about how likely this may be. If you don’t feel settled in your career, trying to make a change while also buying a house might not be the best idea.

Lastly, can you afford to put down a larger deposit to secure lower monthly payments? Do the math on this one with a little help from an expert and you will be able to quickly figure out whether or not a particular mortgage offers good value or not.  With this knowledge, you will be able to choose a lender with your best interests at heart, helping you make the most of your money without the stress.
Final thoughts

Now that I’ve got you up to speed nice and quick, it’s your turn to take the next step. I’m always here if you need me, ready to help you get things moving with the peace of mind that really makes a difference. Just reach out whenever you’re ready, and I’ll walk you through everything without any fuss. Let me know when you’re ready—I’m here!
